Are you licensed?

Yes. The company is a licensed real estate brokerage under the Oklahoma Real Estate Commission.

Do you also sell real estate?

Yes, we are a full service real estate brokerage.

What type of properties do you manage?

We manage all types of properties. We currently specialize in single-family rentals and small multi-family properties.

Do you manage section 8 housing?

We do not currently offer management for section 8 housing.

How do you advertise properties?

We advertise properties via yard signs, MLS, major online rental platforms, flyers, and social media. We ensure you that your property is an easy find for the right candidate.

What is your average vacancy rate?

Our average vacancy rate is currently around 1%. We strive to stay at or below 5% at all times.

How soon can you start managing my property?

Once we complete the necessary paperwork and obtain access to the property/any current lease contracts, we can start as soon as needed.

Do I get to see the lease or sign it?

As your broker, we sign the lease agreements and all paperwork. We will provide you a copy on request.

What type of reports do I get and how often?

You will receive a rental income statement each month. We report to owners and pay them by the 10th of every month or before.

Can you put the money directly into my account?

Yes, owners can receive payment via an electric funds transfer (EFT) or Epay. No physical checks or bank runs necessary. 

Who holds the tenant security deposit?

We hold all security deposits in a trust account. We have the ability to retain any portion needed to cover cleaning or damages at tenant move out.

Can I reach you after hours?

Yes, team members will be available after hours in case of emergencies.

Do you have in-house maintenance?

We have vendors who give us priority and competitive pricing, but we do not currently have an “in-house” contractor. In the event that a non-licensed person can handle the need, I or one of our preferred general contractors will personally make the trip to help repair/resolve the issue if possible. This saves not only time in coordination with the tenant, but money for the owner.
