How can I pay rent?

The easiest way to pay rent is to log in to the tenant portal. Simply link your financial information inside your account. If you haven’t accessed your account before and need help, call us at (405) 445-5505.

I would like to pay my rent early, when will the rent payment post to my account?

You are welcome to pay rent anytime. Rent will post to your account a day or two prior to when it is due, which is the 1st of every month.

How do I submit a maintenance request?

For non-emergencies, login to your online tenant portal, fill out the maintenance request form explaining the issue(s) with as much detail as needed and provide the best way to contact you. We will respond as soon as possible. If it’s an emergency, please call us at (405) 445-5505.

I have an appointment for a repair, but I got called into work. Is it okay if my 16-year-old son steps in for me at the appointment?

While we would like to get the repair taken care of as soon as possible, an adult must be present at the time when one of our employees or a vendor visits the property when a minor is at home. This applies to the owners of a property as well as to tenants.

An appliance is not working, I’ve been told it needs to be replaced and requires approval from the owner. Why do I have to wait for approval?

A broken appliance that needs replacement is never a fun process and we understand not wanting to wait. While we are able to make most repairs, there is a spending limit. Replacing a broken appliance typically goes above that spending limit, therefore, the owner must approve the expense. Owners are not always available immediately or may want to get additional estimates, which takes time. We assure you that we will make this process as smooth and quick as possible.

I’ve found a roommate. Can you add his/her name to the lease?

We’re happy for you that you’ve found a roommate. First, he/she needs to apply to ensure the tenant qualifications are met by all parties. Once approved, we will add their name to the lease. There will be a small administrative fee for this process, as it takes time to produce the change in the system.

My family comes to visit a couple time a month and just got a new puppy. Do I need a pet agreement?

Even though the dog does not belong to you and is not at the property that often, pet damage could still occur. There’s also a chance the dog could cause harm to someone or another animal while on the property. No matter the duration of the stay, a pet must be approved and documented with a pet agreement. Trust us, going through the pet approval process if far better than being liable for damages or for being caught with an unauthorized pet that would jeopardize your lease.
